Does The Farm and Ranch MLS participate in any part
of the broker's commissions?
No, but if a broker so desires to share the commission, Farm and Ranch MLS will make exceptions.
Does a broker have to remove the listing information at the end of the trial period or at the end of the
service year?
No. The computer will automatically remove all information should a broker decide to discontinue the use
of the MLS.
Whose real estate license number is required, the managing broker or the listing broker?
Either one will do as long as the license is in good standing with the real estate commission. Some brokers
may elect to use the managing broker's license if there are several broker associates who will be posting
listings.
Do you have a standard format for text material or property details, or will it be up to each Broker as
to how they want the listing to appear and the type of details submitted? What are the length, and material
limits for listings?
The format is standard but there is an open block for improvements and comments on each property, which
allows you to personalize your listing. The site is designed so the Broker can maintain all the content
after accessing the private side of the site for either uploading new listings or editing previous listings.
We have adequate space for comments and improvement information, but part of our goal is to get a prospective
buyer to your web site as fast as possible so they can get the expanded information, and hopefully talking
to a Broker for the rest of the story.
Do you have certain requirements that must be met to qualify a listing? For example: Can you list high
dollar listings that may feature some water as well as smaller acreages that are not necessarily a working
ranch type property but could very easily be a gentlemen's ranch to raise horses?
We don't ask for qualifications in regard to the listings, only that the Broker is observing real estate
law when it comes to marketing their listings. The site is designed for any size farm, ranch, tract, recreation
property, and a separate water rights section for any one just wanting to sell water rights. If there are
water rights to be sold with the land, it would go in the property section.
Could the photos, maps and listing material be sent via email and attachments? Could the scanned photos/maps
be easily resized by you if need be?
Yes all your photos and maps can be sent via email. We do this for quality control but in the future as
your office learns the process you will be more than welcome to manage your photos and maps as well.
We would also be interested in the options for the Broker Profile and a link to our existing site just
so we are clear on this; those fees are in addition to the $500/year for unlimited listings?
The fee is $500 per year for unlimited listings with a hot link to your web site and 1 broker profile. Additional
Broker profiles can be purchased separately for an additional fee per year per profile. This includes a
picture of the Broker and a bio about that Broker. All Broker profiles will be automatically listed in the
Broker profile search engine as well as listed with listings they put on the site.
In maintaining our listings on your site, I assume
through some type of form we can make price changes, upgrade info, indicate status (i.e. Under Contract/Sold)
and delete listings/photos, etc.?
You do not need any form to make changes to your listings all you need is access to the private side via
your own username and password. The site is interactive so it does most of the work you just need to make
sure you put in the correct information you want displayed. However, you can make any changes you need to
under "the modify or unlist properties" selection on the main menu page.
How is the site promoted to the public?
Farm and Ranch MLS employs a very aggressive advertising plan. This includes print ads in several farm and
ranch property publications as well as site promotion to the search engines. We work very hard to get as
much visability as possible and will continue to strive for more.
What should I do with a listing once it is sold?
Farm and Ranch MLS has developed a sold properties database for our member brokers to use for comparable
sales as well as market analysis. Therefore, once a property is sold please follow the simple steps.
- Login using your user name and password
- Click modify or unlist properties from the main menu
- Click modify to the right of the property you sold
- Change the status of that listing to closed
- Fill in remaining 3 fields
- Click submitNow the property is in the sold database
and is only available to our member Brokers.
